01 — City Overview

An unincorporated community — by design.

Granite Bay is not a city in the conventional sense — it is an unincorporated community in western Placer County, and that distinction matters. No city council. No development authority pushing density. The result is a landscape of large lots, gated communities, and estate properties that have held their character for decades.

The address carries weight. Granite Bay is consistently ranked among the most affluent communities in California, and buyers who arrive here understand why within the first drive. The roads curve through open terrain. Properties are measured in acres rather than square feet of lot coverage. Folsom Lake defines the western and southern edges of the community, placing boat launches, hiking trails, and open water minutes from front doors.

Buyers relocating from the Bay Area find Granite Bay to be an equity-driven destination — a place where a $3M budget in the South Bay becomes a lakefront estate or a custom home on five acres. The commute to Sacramento runs 35 to 40 minutes. For those working remotely, the calculus is immediate.

Price points in Granite Bay span a wide range. Entry-level properties in established subdivisions start in the high $700,000s. Move-up buyers seeking newer construction or gated communities typically transact between $1M and $2.5M. Custom estates on acreage with lake views or equestrian amenities regularly exceed $3M and push well beyond.

02 — Neighborhoods

Four distinct addresses.

Los Lagos

01

Gated · Lakefront · Boat Docks

One of the most sought-after addresses in all of Placer County. Los Lagos is a gated lakefront community situated directly on Folsom Lake, offering custom and semi-custom homes with boat docks, lake views, and access to miles of open water. Properties range from $1.5M to well over $4M, with the most coveted lots commanding premium positioning on the water. There is no comparable community in the region.

Granite Bay Estates / Douglas Ranch

02

Custom Homes · Half to Two Acres · Established

Established custom home communities on the eastern side of Auburn-Folsom Road. Larger lots — typically half an acre to two acres — with mature landscaping, privacy, and a range of architectural styles from traditional to modern California. These neighborhoods attract buyers who want acreage and quiet without the gated community structure. Prices typically range from the $900,000s to $2M+.

The Reserve at Granite Bay

03

Gated · Custom Homes · Golf Club Adjacent

A gated community positioned in the heart of Granite Bay near the Granite Bay Golf Club. Custom homes on generous lots with a consistent level of finish and architectural quality. The Reserve attracts buyers who want a defined neighborhood identity, HOA maintenance standards, and proximity to top schools. Prices typically range from $1.2M to $2.5M.

Folsom Lake Corridor / Equestrian Properties

04

Acreage · Equestrian · Trail Access

Granite Bay's rural eastern edge supports a range of equestrian and agricultural properties — parcels of two to ten acres or more with barn infrastructure, arenas, and direct trail access. These are rare properties in a community adjacent to one of the most desirable lakes in Northern California. Buyers seeking land with acreage, privacy, and the ability to keep horses find few comparable alternatives in Placer County.

03 — Schools

Two districts. One exceptional K–12 path.

Granite Bay is primarily served by two school districts depending on location:

Eureka Union School District — Serves most of Granite Bay at the elementary and middle school levels. One of the highest-performing elementary districts in Placer County, with strong academic outcomes and active parent communities. Includes Eureka Union, Cavitt Junior High, and adjacent elementary schools.

Loomis Union School District — Serves the northeastern portions of Granite Bay at the elementary level.

Rocklin Joint Union High School District — Granite Bay High School serves all of Granite Bay at the secondary level. Consistently ranked among the top high schools in California, with rigorous AP programming, strong athletics, performing arts, and dual enrollment pathways. The school is a significant driver of buyer demand in this community.

For families, the combination of Eureka Union at the elementary level and Granite Bay High School at the secondary level is one of the strongest K–12 progressions available anywhere in the Sacramento region.

04 — Lifestyle

Defined by water, land, and what isn't there.

Granite Bay offers a lifestyle that is defined as much by what it lacks as what it provides. No dense commercial corridors. No traffic-choked retail strips along the main roads. What exists instead is open space, water, and land — at a scale that becomes increasingly rare as California continues to grow.

Folsom Lake State Recreation Area anchors the community's western edge with 75 miles of shoreline, multiple boat launches, beaches, and a trail network extending into the surrounding foothills. Residents launch boats on weekday mornings. The lake is accessible from the neighborhood, not from a highway interchange.

Granite Bay Golf Club is a private facility offering one of the region's strongest golf experiences — well-maintained grounds, a refined membership culture, and a community social hub for residents who are embedded in the area.

The Auburn-Folsom Road corridor provides daily convenience — grocery, dining, and services — without defining the character of the community. Roseville's retail infrastructure, including the Westfield Galleria and The Fountains, is 15 minutes south.

05 — Market Snapshot

The premium end of Placer County.

Granite Bay operates at the premium end of the Placer County market. The combination of limited inventory, no new master-planned development, and consistent demand from Bay Area equity buyers keeps prices firm even in broader market corrections.

Entry-level buyers find detached single-family homes in the high $700,000s to low $900,000s in established subdivisions closer to Auburn-Folsom Road. The core of the market — move-up custom homes in gated communities or on lots of one acre or more — transacts between $1.2M and $2.5M. Lakefront properties in Los Lagos and estate parcels with equestrian infrastructure represent the top of the market, with no effective ceiling on exceptional properties.

Inventory here is always limited. When well-priced properties come to market, they move. Buyers looking at Granite Bay should be prepared with financing secured and a clear picture of their priorities before the right home appears.
